The inspector missed the roof with heavy hail damage on his report and told me that it was all good with regular wear and tear. If I wouldn’t have called a roofer, I would have never known. The seller’s roofer found the same issue and fortunately seller is installing a new roof. The inspector missed a 25000 item, which would have hurt me in the long run.
